Located just 39 kilometres from Dysart, 12 kilometres off the Peak Downs Highway is the Central Highlands property, Cluen with a freehold area of 9,300 hectares or around 22,981 acres. With Philips Creek, Logans Springs and Chance Creek traversing the property, approximately 20,000 acres is described as flat to undulating, with the balance being some ridges and steeper country. Soils range from heavy self mulching blacks, alluvial creek loams and red and basalt loams. The ridge country is very sweet and grows a good body of grass. Cluen is naturally open and is timbered with bluegum, black tea tree, sheoak, coolabah and box along the watercourses and creek flats with Morton Bay ash, bloodwood, ironbark, currajong and wilga throughout the forest. The property is very well grassed with pastures of tableland mitchell, flinders, black spear, and soft native pastures. Large areas would be suitable for the establishment of leucaena (LOU~KEEN~UH) and improved pastures of buffel. Cluen is very well watered by natural waters, dams and bores. Two of the bores are equipped with solar powered pumps and a number of the watering points are fenced with mustering squares. Centrally located is a three bedroom residence with front verandah and rear patio, plus two-bedroom quarters with 12 by 3 metre covered outdoor living area. The 20 by 12 metre steel frame shed has electricity connected and a 12 by 6 metre concreted workshop section. Centrally located to the nine paddocks are the cattle yards and cooling paddocks. The current owners have used Cluen as a growing and finishing property and have backgrounded 2,800 young cattle on a consistent basis. They rate the carrying capacity at 2,000 head with an average live weight of 400 kilograms.
