In this video, Italian property lawyer Nick Metta shares insider tips on Italian conveyance at a trattoria in Tropea, Calabria, for UK show "The Property Market":
What is a Notary?
A Notary is a public officer acting in the transaction as a neutral party who certifies the completion of a deal.
So why do I need a lawyer since a public officer follows the deal?
Because you need a solicitor to look into the transaction on your own interest to get the best out of it for the lowest cost possible.
Is Italy so... bureaucratic?
Unfortunately, it is. But you can optimize the steps if you know the process.
What is a buying process? What should I do?
You have to find a property you like, look into property's details and vendor's details, signing a preliminary agreement, setting all the steps to be taken from that moment up to completion. Then, when all the steps have been taken you will go to the notary who certifies the completion.
So what would be your advise to people?
First of all do not sign anything unless you have got an advice. So get a lawyer to give you the advice and have someone speaking your own language next to you.

Excellent a simple clear explanation of the concerns and procedures for purchasing property in Italy. Great place to start Calabria very beautiful region under appreciated by the northern Italians who flock there every summer while the rest of the inexperienced travellers reach deep in the expensive hollywoood promoted tourists traps of the north. Calabria offers you a home and a lifestyle where the orginal italian culture began and still can be found.
