http://www.WestAustin.com Inspired by an abundance of gorgeous native oak trees, the developers of Western Oaks appropriately named this very popular neighborhood in Southwest Austin.

Located just west of Mopac and south of William Cannon, residents can access the neighborhood from William Cannon or the Mopac exit at Davis Lane. For those who live in the neighborhood, it is an easy commute by car to downtown or the Austin Airport.

Western Oaks is one of our favorite neighborhoods for many reasons:

Western Oaks is a very well planned and beautiful community with underground utilities, abundant street lights and sidewalks that facilitate walking and bicycling to the area amenities. A Homeowner's Association in Western Oaks keeps the neighborhood standards high and the dues are mandatory but reasonable at around $150 a year.

Well designed commercial development also supports the neighborhood. You can find grocery shopping, boutiques, pharmacies, coffee shops, banking and restaurants all in the immediate area.

Western Oaks is family friendly. Dick Nicholas Park provides ample room for recreation. This wonderful park has lighted tennis courts, a swimming pool and a water play area for kids.

There is a hike and bike trail (http://www.trails.com/tcatalog_trail.as­px?trailid=HGS458-037 ), sand volleyball courts, lighted basketball courts, football and softball fields and picnic tables that can be reserved. (http://www.austinparks.org/apfweb/park.­php?parkId=238)

Also popular are the neighborhood schools. There are two elementary schools that serve Western Oaks, Patton Elementary which was built in 1985 and (http://www.austinisd.org/schools/detail­s.phtml?id=092) and the newer Mills Elementary which was built in 1998 (http://www.austinisd.org/schools/detail­s.phtml?id=085) Both schools are popular with the students and parents.

Gorzycki Middle School opened in the fall of 2010 (http://www.austinschools.org/campus/gor­zycki/ ) and has a beautiful campus.

Bowie High School was built in 1988 and serves high school students in grades 9-12. (http://www.jbhs.org/ )

There are approximately 25000 of homes in Western Oaks. The first section of the community was built in the late 1970's and featured some classic single story ranch style homes from 1200 square feet and up. The most recent construction ended in 2003. There are a good variety of home styles and sizes in Western Oaks. Typically, homes range in price between $200,000 to $400,000. The average sold price is approximately $250,000 at just under $120 per square foot.
