Hardy plank is a great product and hard to paint.  Flashes easy. You have to know your start and stop points or you will get holidays and flashing. You need to load to paint on and at least two coats.

The plasterizer is what keeps the caulking flexible. I actually walked two houses with the issue that were caulked with White Lightening 3006. The issue I saw was with the discoloration and not of dust or dirt collecting on the areas caulked.

Did a little research on this issue. Come to find out there was an issue with caulking staining the paint or discoloring the paint that was put over the top of it. I spoke with a Sherwin Williams manager and was shown a memo discussing the issue. In some colors the plasterizers in the caulking was discoloring the paint. I looked at one home painted in the color portabello and the paint over the caulking was turning pink. Very unusual. This is a cualking failure with the plasterizer.

We caulk all the nail heads and for the most part do not prime the caulking at all. We use Sherwin Williams Shermax caulking and have used White Lightening 3006. We paint with Sherwin Williams Superpaint. With this in mind I have never had the issue you speak of and I have been painting for 12 years in Boise. I am not sure how it would be possible for that to happen if the caulking was coated properly with a high quality paint.

I used to caulk all nails in the siding too but after 3 or 4 years those same caulked spots would attract dirt and make the house look spotted and bad. I used to even prime the caulking but they would still attract dirt over the years and look bad. Do you have any tips or solutions for that sort of problem? Is there a certain caulking that doesn't attract dirt over the years or primer that covers it well enough?
