The smartest thing is to take out a small Scotiabank mortgage for construction. They will monitor the construction and issue cheques to the builder only after seeing work being done. There are normally five visits at about $100. each. It's better to have that bank monitor the entire construction. They also check out all deeds etc. prior to construction. It's worth the $500.

a friend of mine recently bought a property in Costa Rica, near the Pacific coast. The "lawyer" involved in the transaction was a friend of the seller, even though the seller had a reputation for being a drunk and not knowing how to administer his money. the lawyer shared a lot of rumors about the seller with my friend, the buyer. My friend already bought the property, but I wouldn't be surprised if it turns out that the property is legally his. At least he can't say nobody told him
