Steven L. Smith, King of the House Home Inspection, in Bellingham, Washington has produced a short video that explains the most common problems found at temperature pressure relief valves and drain lines at hot water heaters. The TPR valve and drain line, when installed incorrectly, can be serious life safety issues. Smith is Washington State licensed home inspector #207 and a licensed structural pest inspector. He is, also, the lead instructor of home inspection at Bellingham Technical College and a member of the Washington State Home Inspector Licensing Board. (longer edit hi-res 9/18

  • Browning. That is usually caused by anyone of a few things. Sometimes, on an older tank, the TPR valve might be shot, so it leaks. It also could be that you have a pressure reducer in the supply system and no thermal expansion tank. Or, in general, the water pressure to your house could be too high and you might need a pressure reducer and a thermal expansion tank. None of these things are terribly costly but you might need a plumber to figure it out and fix it up.
