Roommate wanted to share large 2/1 house on E. 6th St. Avail. Aug 1st!

WHEN AND WHAT: The room is officially available Aug. 1st, though my current roommate is probably moving out a few days before that so it will likely be possible to move in slightly earlier. This would be for a 1 year elase.

This is a 2 bedroom 1 bathroom spacious house located on E. 6th St less than a mile from I-35 and within ready walking/biking distance from the Red River and 6th St club areas and the house layout is ideal for someone who values their privacy.

This is *not* an exaggeration, this is the real deal. I have lived here very happily for three years, bike downtown constantly, and still cant believe how large and well laid out a house I found.

My only loose preference is for a female roommate, but anyone is invited to throw their hat into the ring and make a case for themselves. Please read below for all the details to see if this sounds like something you would be interested in.

HOW MUCH:

Your half of the rent will be $625/month. And believe me, you will totally know what your money is paying for. It is a terrific place, setup, and location and ideal for someone who values their privacy. You will also need to put down a $550 deposit up front.

FEATURES OF THE HOUSE:

The house has a dishwasher, washer and dryer (and clothesline), a new gas stove, a disposal unit for the sink, a relatively new and very nice refrigerator, recently installed carpeting in the bedrooms and recently refinished hardwood floors in the rest of the house. The backyard is very sizeable and is surrounded by a 7 foot security/privacy fence. There is drive way parking for two cars (without blocking each other in).

And, IMHO opinion, the best part is that the house divides into two sections that are very sound-proofed from each other. This is an ideal situation for someone who values their privacy due to the sound insulation and the layout of the house, basically making the advertised bedroom separate from the rest of the house.

You would have the significantly larger of the two bedrooms, measuring in at 27 ft long! This may be a little hard to picture, but the dimensions are that it is 10 ft across the room for 17 ft of it and 12.5 ft across for the remaining 10ft.

This bedroom was recently renovated and has a number of electrical outlets and three new windows (with screens) which are easy to open and shut should you care to. (There are several other windows in the room, theyre just not easy to open and shut.) The ceilings in the room (and through the rest of the house) are 9 ft, so there is ample room to hang art if you wish.

Additionally, room in the dining room, kitchen, and bathroom will be divided equally.

OPTIONAL FURNISHINGS

If you are light on furniture, there is a couch, bookshelf, lamp, and mirror you can use in your room. All four are very nice quality furnishings.

REGARDING THE LANDLADY, she is as good a person as you could hope to rent from. Renting is not her livelihood and she does not own properties all over town. This house has been in her family since it was built in the 1920s and she is looking to rent it out to responsible people who will help her to maintain it by reporting all problems, and especially, by renting it to people who will not damage it. She has promptly responded to every repair request I have submitted to her and is easy to get a hold of.

REGARDING MYSELF, I am a 33 year old white female with strong interests in music and art. I support myself as a computer professional. I work typical office hours and go out to see a lot of live music and classic movies.

REGARDING PETS, I have a sheltie mix 2.5 year old dog who is thoroughly house broken, well behaved, very friendly, not a yapper, and does not have problems with causing damage, HOWEVER, my landlady specifically does not want any additional pets in the house. Sorry.

REGARDING YOU, I am primarily looking for a responsible person to live in peace and mutual respect with. By this, I mainly mean someone who can exercise basic consideration about noise, pay bills on time, and not treat the place as a party house or flop house just because it is located on 6th St.

Or, to clarify, please feel free to have a social life, toss back a few beers, and play music on your stereo, but if you consider yourself a partier or you describe your pastimes as partying, then while youre probably fun to hang out with, I dont think it would work out to live together. :-)
