  • The comments below from AscendedDeist are inaccurate and erroneous. FHA minimum down payment requirements are 3.5% **NOT** 3%. No law has been passed prohibiting gift funds. None whatsoever. In 2009 seller-assisted Downpayment gift programs such as Nehemiah were eliminated, but family-member gifts etc are acceptable. By the way, Closing costs concessions are NEVER a % of the Loan amount. They are always capped at a % of the PURCHASE PRICE. There's a huge difference.

  • @MrBizkit1984 Obviously you didn't know what you were talking about. The only thing wrong with this information is that it hasn't been updated. FHA down payment is now a minimum of 3% instead of 3.5% and a new law has been passed to where no money can be gifted, also the total closing costs that can be provided is now only 3% of the total loan amount. An FHA loan is insured by the government and most 1st time home buyers use this loan. Go to fha.com for up to date info.
