Casale del Monte is located approximately 4 km from Massa Martana, at an elevation of 370 m, with two sides surrounded by forest. Panoramic views over the valley, Todi (at approx. 15 km) and distant mountains.

Local planning rules allow for the house to be expanded (up to an additional 86 sq. m.). The ground floor consists of a kitchen/dining room, two bedrooms, one bathroom, a study, and a storage room. The second floor consists of a living room, a bedroom with closet, a bathroom, and both an internal and external staircase. Floors and ceilings are finished in the traditional local style (terracotta flat-tiles and chestnut beams). There is a fire place on every floor. The house is ready for immediate occupancy.

The grounds cover an area of approximately 1.2 ha, consisting mainly of olive trees (130 trees of three different varieties) and, to a lesser extent, of a holm-oak evergreen forest. The grounds also contain 23 cypress trees of different sizes and various fruit trees.
