Hello,

My current housemate has recently been accepted on a PGCE in Lincoln! This is great for him although it's a shame to see him leave. So, I'm now looking for a friendly new housemate to move into my place in Bramley. The room is available now and I can be reasonable flexible about moving dates.

The House

The house is a large, stone, Victorian mid-terrace, about 5 min walk from Bramley train station (5 mins into Leeds city centre; 4 mins to Pudsey; 15 mins to Bradford) with good transport connections - I work in Wakefield and can make the journey easily by car or train.

The room is the largest in the house and has a double bed, three door wardrobe and two chests of drawers. There is plenty of space to accommodate a lodger's own furniture if you wanted to bring anything with you. I'm also willing to provide other furniture, depending on what you need.

The rest of the house includes a large kitchen/dining room, which currently doubles up as a music room, a (clean and tidy!) bathroom and a living room with TV/DVD/video and Freeview. There is also a 3rd small bedroom which is used as an office space, with a spare bed for when guests come to stay!

Outside, there is a garden/patio area (good for all those hot summer BBQs we'll be having) and off-road parking.

The local area has a Tesco and Morrisons both within walking distance, with a convenience store, pub, cafe, hairdressers and an excellent chippy over the road. Bus routes 16, 40, 44, 72 (to Leeds centre) and 91 (direct to Headingley/Chapel Allerton/St. James' Hospital) all stop nearby.

A bit about me!

I hate trying to describe myself, but here goes: I trained as an engineer but I'm a bit of a hippy at heart. (I specialise in energy efficiency/renewables). I'm fairly outdoorsy so I try to get into the countryside as often as possible. I really enjoy good food and try to grow my own veg. I try to be as independent as possible and bake my own cakes and mend my own clothes. I love music but unfortunately don't play as much as I used to. I'm currently teaching myself the accordion (I don't usually play when others are in the house - it's not an instrument which comes with sound control).

I'd say I'm equally at home sipping chai tea in the Glastonbury tipi fields talking philosophical nonsense as I am attending technical conferences. I'm not much of a clubber although I do enjoy a good night out on the wine or real ales and love to dance although shamefully this is often to the cheesier tunes.

I am ideally looking for a non-smoking young profesional or mature student in their 20s or 30s. I would prefer to live with another female; however it's more important that you are friendly and sociable.

I hope to live with someone who enjoys cooking and drinking together and is looking to make new friends as well as put a roof over their head.

I don't currently have Sky sports or an Xbox (sorry, fellas), although there is always a well-stocked wine rack and beer fridge. I like having friends round for dinner and you would always be invited to join us, but I'm not a wildcat and I do respect other people's space and privacy.

The rent will include all bills, (inc broadband and phone line rental).

I am happy to send more photographs or further details,

Looking forward to hearing from my new, fab housemate.

George (short for Georgina)
