[Confessions of a Real Estate Investor] Week 3 - Being Called Out

I was just recently called out... being told that I was giving "theory" and not actual real tactics and strategies.

This video will show you a strategy I just implemented last week in my business and saw potentially 4 deals that we are going to purchase.

Re-listen to it if you miss out on it. But here's the info:

Follow THIS Step and Tell me how it goes.
#1 - Get your sweet spot aka "area you buy in or your investors buy in"
#2 - Do a key word research with that area above on the MLS for the last 30 days expired listing
#3 - Extract information from the MLS into CSV/Excel information
#4 - Upload into email contact manager. Send email w/ email merge (avoid being flagged as spam)

SAMPLE COPY
Subject: (Merge-First Name), about (Merge-Property Address)
Body: Hi (Merge-First Name), I see that you had a listing on (Merge-Property Address) that expired on (Merge-Expired Date). I'm an all-cash buyer wanted to see if I can still make an offer on this property. I would love to have you represent us - if you cannot, do you happen to have a business associate that I can write an offer for? Talk to you soon.

This show is dedicated to the folks who want to do there first deal, take there game to the next level, and/or just any who is interested about real estate investing.

    I am going to guess that you dont help out people who are in Los Angeles right? You mention that there is a lot of competition here in LA and is why you hold back. I would like you learn a bit from you. I did a flip in 2005 in a rapidly appreciating market so my HUGE mistakes did not cost me a dime and I still made a "shit" load of money. Now its 12 and I want in but know the market and opprotunities have changed. Any advise?

    Damn, why didn't I think of this before. I was about to send out a mailer today to expired listings and never thought to just email the agent that had the damn listing in the first place. You just saved me an ass load of money and time. Thanks

    Send the mailer but first send the email and get all the info from the listing agent first. Your goal is NOT to get a contract. It's to find out WHY it was expired. Then ask for the contract. By you having this mindset you'll have waaaaay higher response. Also learn the back story on the types of offer, how much, what happened, etc. Good luck.

    Sweet, I will do. One more question. When you do your mailings to the expireds, are you going in as an investor looking to buy their home and if so what type of response rate do you get?

    I'll give you a little secret. I mail to collect phone number and email... why? Phone numbers gives my acquistion team to follow up. So most of my 1st mailers are now. "We tried to deliver a package and you weren't home. Please call to reschedule"... and track the ph# works like a charm :)... ps I've done both realtor and investors... but my investor letters are sick! Mail the one above and save the return mail.
