Thanks Floyd as you know the Foreclosure market is a lot bigger problem in CA than OK and other parts of the country.

Good information Al. It sounds like you can waste a lot of time chasing Short Sales in a pre-foreclosure scenario and that you are far better off to go through a bank AFTER the foreclosure.
Hope we hear more in-depth information on this as I have just started researching real estate investing.
