The song was written by Jesse Greer, the 2nd husband of Josephine Harmon Lauter Greer. Jesse wrote songs for Tin Pan Alley, but he was the owner, through his family, of the Electo-Motive factory. The Greer wing at Windham Hospital is named after Josie & Jesse.
There is a blues-y acoustic version of this song, made recently, that's much nicer, and more contemporary.
