Hoarder property in West Sacramento

A client purchased this property earlier in the week and gave me permission to video tape the before imagery. This property can best be described as a "hoarder's delight". There is rubbish and junk everywhere throughout the house and it has some very big condition issues too.

I give a video tour of this property, but don't expect to see every room because I couldn't access all the rooms. :)

How does hoarding impact life and even real estate? What do you think of a house like this? What types of potential health and safety and condition issues do houses with hoarding face?

  • If the roof is rotted away, the walls / floors will be in bad condition as well. From my own experience dealing with trashed properties like that, the junk is easy to deal with, the neglect is not. From the video, I would have to say that the structure it's self, is unsaleable. The roof is so degraded, the floors would be as well.

  • @RLS0812 I think you're right about the correlation between the roof and floors. The investor ended up cleaning it out and then selling it to another investor at a higher price then they paid for it. There was a significant amount of work and not much room in the market to do all that work, so I'm not sure what ended up happening to this one. Thanks for the comment.

  • All the stuff in the unopened Target bags (and other store’s bags) could be worth $20 grand, I suppose. If I lived in that "home" and lost my car keys, I wouldn't even try to find them. I would just take the bus until they finally were found. Thanks for posting this video.

  • @montemendoza Thanks for the comment. I feel similar to you. It would be nearly impossible to find car keys in a pile like this.

  • all that talk , when all is had to say was the property needed to be leveled .. I could do his job for him :)

  • @HecticAussie It wasn't leveled though. It was cleaned out and studs were up. Another investor bought it. I'm not sure what happened beyond that. This one was nasty inside though - that's for sure.

  • @HecticAussie This house would be more trouble than it's worth. Tear it all down and bulldoze it alone with the junk.

  • @StatManSteve I hear you about punting. This one had some issues for sure. It was cleaned up and then sold to an investor who was planning to build it out. I bet neighbors are much happier now.

  • Wow, more like a property that needs to be levelled and cleared, sold for a lot to build something new on, if property alone worth the price. Sometimes it's best to punt.

  • @edthewicked There are some big psychological issues I bet. I would not want to work on a property like this over time. You are right that there would be some health hazards. That's for sure. My client actually ended up cleaning out the property and then sold it gutted to an investor who will then make this finish the project.
