I truly respect your final offer. If you continue to search and be patient you will eventually find a house in your price range.
Again, there is no desperation for us to sale the house for under $600,000.00.
If you are looking for a great deal right now, you will have a better chance if you deal directly with the bank.
Good luck and stop using the word CASH with me....If you purchase a house, you will go the bank and do a wire transfer or get certified funds, whether you buy CASH or LOAN.

Also let me know when we can meet up. I would also like to take a look at this house. When can I schedule a tour of this house. Just to make sure everything is legit I always bring my lawyer with me. I truly appreciate your cash offer, there is no motivation to sale. I will entertain loan or cash,. Regardless of the 2 when we go to the closing table the buyer will have to bring cash to the table. Seller walks with cash, buyer bring cash to closing whether if it's loan or cash. The only different with cash is that we can close tomorrow, with a loan we close in 30 days.
