Labor day 2009 was beautiful in bakersfield. We had the honor and privilege to show our bakersfield properties to our portfolio advisor Adrian Goldstein, president of Highroad Realty.
Out trip also gave us a chance to take a closer look at a property that just came on the market. It has been on the market for several months but recently had a substantial price reduction. This already well performing property presents a great cash flow opportunity if we are able to purchase it at the right cap rate. The cap rate is the relation between net income(gross operating income - expenses) and purchase price.
We also had the opportunity to see the White Lane Creekside Town-homes developed by Robert Hernandez, our latest acquisition on Monterey Street, and follow up on some rehab work at our Niles Street property.
