If you do nothing, the Lender can foreclose in as little as 3 months and 20 days after recording the Notice of Default. But Nevada's Foreclosure Mediation Program has real teeth that can help the Borrower fight foreclosure by throwing on the brakes and forcing the Lender to come to the table in good faith and prove up on their documentation---which is often more difficult for the Lenders than most people realize. And if the Lenders don't have all the right documentation and certifications (and you bring it to the mediator's attention), then the Lender can't get the certificate of mediation that they need to foreclose. This can really alleviate the pressure during a short sale and give significant leverage to the Borrower's side in negotiations. It can also significantly prolong the time the owner has in his/her home.
