Home owner offers to sell for $67,400 below market price
Milwaukie Fixer Home ‑ "Different" tells the sales strategy of 1 eager home owner.
Recently listed. Home owner plans to sell the "Milwaukie Fixer House" to the highest bidder on Sunday, August 10.
In order to lure potential buyers and investors, the owner is asking $67,400 below market price. How did he calculate the discount? "I am not using a broker or paying a 6% commission," says the owner. "Usually the savings or $12,294 in this case, would go into the seller's pocket. Instead, to sell quickly, I am cutting the asking price the entire $12,294 plus an additional $55,106 for buyer incentive"
The owner says that, the home must sell fast. "If the home was listed with a broker, it would take months. And then the final selling price would traditionally be 5% below the listed price.
Therefore, I reduced the price. The owner is asking $137,500 but admits he expects to get more. "I know the house is worth far more than I am asking.
I believe the free market will dictate the true value. The only homes I found for more bang for your buck here in Milwaukie are listed for $230,000 and up.
The Fixer home features 3 bedrooms, 1 bathroom, Converted garage and more.
Viewing and Bidding is August 7 thru August 10 from 12:00 PM to 5:00 PM each day.
The home will be sold Sunday for the highest reasonable offer.
