always prompt and professional. i made sure the business made the money from getting the work done, and done well. At 32 and raising a 4-year old daughter, i feel like i wasted my time working so hard out there, and i should have been focusing on salesmanship, marketing my skills ( i am after all, fluent in spanish and english. my father's side of the family all lives in Spain). i have been absorbing all i can thru books and videos, such as yours, and also robert kiyosaki (rich dad)

I am a single dad, college-educated plumber. when i started working as a new construction plumber, i had basically no clue what the hell i was doing, but thru the need to get the work done quickly, i can now, after a few years, plumb a house from start to finish by myself in less than a workweek. I am from Montreal Canada and his selling techniques is nothing that I have ever seen b4. I have bought a lot of selling books out there and none compares to what my Mentor teaches me. I invested my money buying his books and also his 1 year mentoring sessions. Yes, I paid a lot of $ and no, I am not very rich. When I look back, I have no regrets at all. Yes my credit card is loaded but so what?! What I've learned from this man, believe me or not is priceless!Thank you very much Claude Diamond.

I enjoy your training videos but in this video i have to strongly disagree. Let me ask you a question? Would you spend thousands of you hard earned money with someone you have known for "3 minutes" and has no rapport with you, that just wants to shove another sale down your throat? I highly doubt it. Part of discovering whether or not you can "fire your prospect" is to rapport with them.
This is not intended to knock your training because I strongly enjoy them, just a disagreement.

You are missing the point. While most salesman waste untold resources (time & free consulting) on bonding /rapport they should be primarily focusing "WORKING SMART". By this I mean that I am in business to profit. Sure personality and charisma is a concern but what does it matter if the prospect cannot afford you product/service ?
If you want a friend get a dog :-) WORK SMART !

Sorry Claude, I am a real estate agent, I managed to mess-up the spelling of "listing" twice!
I appreciate what you are teaching, however, rapport is very important.
I believe it does not generally involve "small chit-chat" it has more to do with body language, and asking the right questions.
if your prospect has been talking about themselves the whole time you are with them through your questions, you've done a good job.
I agree there is no need to bring yourself into the picture

The only way you have done a "GOOD JOB" is by going to the bank-your bank today. We are in business to make a profit. Rapport and bonding are fine if you want to make friends but trust comes from performance and character.
Most sales people waste enormous resources (time-knowledge and energy) doing the old fashioned "show and tell" but does it really work?
Ask yourself the question:
Why do my prospects and customers really buy from me ?
