  • All contracts are assignable, people make this harder than it is. "They never heard of it." You can assign $20k worth of your debt if someone was stupid enough to be the assignee if the contract didn't say so otherwise I bet.

  • @TheChooseyguy There are plenty of title companies out there but normally you will order thru the title company that will close the deal or if you are using a closing attorney they will order title.

    The cost will vary from $100 to $200

  • @TheChooseyguy Title companies will gladly pull them for you, it will vary from $150 to $250 depending on where you are trying to pull title from, meaning the market

  • Flipping has more to do with mortgage fraud, bogus appraisals, etc. Wholesaling is merely selling your interest to buy a property you've secured under contract. Tyrone, you're right, I will go out of my way to avoid working with agents whenever possible. They are beyond clueless and can represent one of the biggest obstacles to getting deals done.

  • @TheBanditWholesaler Couldn't have said it better, hard for them not to work against you because of the commission, just human nature, the more the house sells for the more the agent makes.....

    Wholesaling works best when you deal directly with the owner, Real Estate period works best when you deal directly with the decision maker which is normally the owner.

  • @Eddynoalla As long as you have a investors mindset first instead of the way MOST but NOT ALL realtors think which is commission, commission, commission.

    Yes but it's definitely not a must to become very successful as a wholesaler. Plus you have to be careful who your broker will be because some don't like their agents investing on their own. Crazy I know but they exist.
