I'm glad to say, its not very often that one of my properties gets trashed. However, as suggested by the title of this email, one of my houses was recently trashed by my outgoing tenants.

If youve been a landlord for several years and own or have owned several tenanted properties, chances are that youve witnessed your fair share of toxic tenants. Just to prove to you that I am not immune to this, I thought id share the following video with you:

Before I sign off, Id like to suggest 3 things that you should be doing to minimise nasty surprises when you visit your property after tenant departure.

1.Arrange quarterly inspections as a minimum to enable you to monitor the state of your property, and have a quiet word with the tenant if you feel he/she is maltreating your house.

2.Take a 6 week deposit as a minimum so that if tenants leave not having paid the last months rent, you still have some of their deposit to offset against damages.

3.Take pictures of the property on the day the tenants move in. I've now started to record short videos to prove the state of the property on moving in date. This way, the tenant is unlikely to argue that the house was like that when he/she moved in

Unfortunately no matter how many precautions you take you will always get the odd tenant who decides to leave you a few presents on departure.

The bottom line is, dont ever get emotional with your property purchases. Keep your chin up and ensure that you have systems in place to enable your properties to be put back on the market in as short an amount of time as possible.

  • Hello! Yes it has been left a mess but beleve me it has not been trashed... I was expecting walls kicked in, doors & frames damaged carpet. you have been lucky a couple of black bags and a vac found that will be ok again.

  • Get them to join landlord referencing service LRS networking landlords and agents all work together to stop this nonsence in its track. once they leave a property trashed you can tell every other landlord about it

  • I have seen alot worse, My solution to this problem is add a clause in your lease to perform a inspection once a month. this really helps!!

  • its shocking that people live like this. There should be some way or legislation for catching up with them.

  • I can totally relate to this issue. My house was trashed by people after 6 months.

  • I wish my property in Spain was trashed like yours. I have to buy new beds, glass for doors, replaster walls, replace the hob and maybe the fridgefreezer. The mozaic terrace furniture is damaged, all the bed linen and towels have to be replaced. I could go on and on. The agent only let this property for three months and it was new before that time. I will name the agent in the near future just to save others from having this massive problem. good luck to you all for the future....

    It's unbelievable how some people live and how they just don't have any consideration for others and their property. Thankfully as you say they are few and far between. With all the pre tenancy checks some will still get through.

    I hope you've got it turned round at not too much cost.

  • not sure you can really say it was trashed lol. all you need is a bin bag, vacuum and a cloth with some fairy liquid! trashed means things ripped off walls, frisges kicked in, windows smashed bleach stained carpets, cigarette burns everywhere, furnature smashed and used to smash built in wardrobes etc... if this is the worst you've had, think yourself lucky!
