Very good step by step. As a contractor I have used several different brands of toilet products and I have found none work better and longer than MJSI. The fill valve they offer actually keeps the tank clean with a wrap around hose that lays on the bottom of the tank. It's just as easy to install as well. So, my suggestion is to follow these steps mixcatcom has laid out here, but use the HydroClean fill valve so you wont be doing it again anytime soon!

I have to say that I was skeptical about these types of devices as far as saving money, saving water, etc. I figured after seeing this video, I could do it too. We didn't have the time or money for a brand new toilet (times 3 for our entire house), so we tried something like this. We used products from MJSI and I was really impressed. Aside from them being easy to install, I found them even cheaper through Amazon!

I've replaced few of those in my parents' house and my friend's too and found out that the Chinese brand is just trash they don't last for long so I always use the American made ones and have been working for me really great :)

Determine if your tank exit valve is an issue, place a few drops of food coloring into the tank, if the water in the bowl changes to the color you added to the tank, the problem is not the fill valve. Fill valves of the type you installed usually can not be repaired (a waste of money IMHO)
The flap valve often times needs a wipe down where the seal meets the seat, a rag soaked with vinegar removes hard water deposits and growth of deposits that can result in non perceivable leakage

@CTOL1 Thanks for the post.. I just changed the flap too.. It works like a champ and now no water loss..
It fills faster and flushes better..

something else that does it is after so many years the rubber ring between the tank and the bowl also leaks. also that flapper wears out if it's not a really good one in just a short time i'd have replaced the flapper before i would have the valve

@daddytech Nice, yes, I just replaced both my flaps too just to be sure. They work like a champ now.
