  • Question: I know the program is WELL WORTH IT and I intend on purchasing it before Christmas Adam.

    But what happens to the SELLERS interest if the property (at exercise of option) is appraised for LESS than its worth?

    Also, what happens to the BUYERS interest if the property (at exercise of option) appraise for MORE than its worth?

    Does the cooperative lease option you are selling covers these two scenarios? Here in NY property prices have a habit of volleying in 3-month cycles...

    Thanks for the question and yes, we answer this on the blog but I'll see if I can do it in less than 400 words.

    If it appraises for less. Seller will need to bring cash at closing to make up the difference.

    If it appraised for more. T/B keeps the equity, or if you see it coming you can create a promissory note. (The manual covers this)
