  • When buying in spain it is best to get a (small) mortgage even if you don't need one because the bank will do the necessary checks on the property. If the property is illegal the bank will not lend you the money. Don't sign anything or hand over any money until you are confident that the documents are legal and not fake. If you can, check it out at the land registry yourself or with the help of an interpretor. It is worth the extra measure.

  • Lawyers are not all trustworthy, especially when everyone is related in a small town or village. There lies the problem as the first port of call tends to be a solicitor after the agent. The deeds itself is not sufficient, you need the catastral, the nota simple, the boletin de agua & electricidad, the certificate de habitabilidad or occupacion. Ask to see these documents, and make sure they are not fake. Double check with the land registry a good place to start.
