I suspect a lot of self builders who are new to it would make very easy mistakes along the way. Ive come across it myself, Im sure you have. What is the most common mistake self builders make? I suspect its going straight into it, all guns blazing.

Indeed, its things like not checking the basics, whats the history on the site. An absolutely easy thing you should do. Essential. Equally essential, does the site have an access? Has it got a legitimate access or are you going to get access if it hasnt, because without access basically you may as well walk away from the plot. Other basic things like what constraints are there are they fundamentally so constraining, that actually it makes your scheme unviable. And also things like services, have they got those there. So theres a checklist that you should go through first of all, but what people do, is that they get the sales particulars from the estate agents. Wow they fall in love with it before theyve even seen it. They go and look at it, and its a leafy site, and they go Umm thats absolutely super. Im really interested in that. The emotion takes over, which is understandable, but actually youve got to come at it a little bit more hard-nosed, a little bit more commercially, because at the end of the day, is it viable? Thats my bottom line, but then Im dealing with it from a commercial stance, Im not emotionally involved.
