There are many designs of flip book available, and Tim has quite a few in his collection. However this particular flip book contains an extra element - the basis of a magic trick.

The first page contains three pictures, one is a set of car keys, one is a watch, and the last is a pen.

One way of doing the trick is to offer someone the choice of the keys to your luxury car, a gold watch, or an executive pen. They are free to choose, but the only proviso is that if the item has already been taken, then they can't claim it.

Well, would you believe it! Whichever item you choose, the person holding the flip book flips the pages, and the exact item you had chosen turns out to be taken! There is only one flip book. Can you see how the trick works?

I'm gonna go on and assume that depending on where you hold the flipbook, it will differently jump the pages. The book in itself has pages that go something like this 1st Page - Pen, 2nd Page - Watch, 3rd Page - keys, 4th Page -Pen, 5th Page - Watch and so on and on. If you pause the video at the right time you can see that when he's going for the Pen, you can see the hand grabbing the Watch in one of the frames (at 0:37).

I think it has to also do with the way he holds the book, like if he holds the book on the bottom corner it will skip a few pages. to only show the keys ones. It will skip because it is slightly cut on the corner on a few pages allowing to only stop on the key pictures.

Or it only has 3 ways, and he has shown them in order... a cheap trick, but a trick that works with the foolish. Now, if your theory is true... a much better trick, indeed!

I see no other way to do it. Assuming he has no magician experience, it has to be simple and easy, because he pulled it off. I can't see what you saw, though. But he's CLEARLY not flipping all of the pages. Only about 10 or so. And the sound is that of several pages being flipped at once.
