    how interesting that this realtor SAYS there is no shadow inventory, thus less supply to create more demand.

    i guess all those other sources out there that show inventory held off the market are mistaken, and this guy is right.

    hmm... what will happen to house prices when the next wave of foreclosures from the alt a and neg am loans reset in 2010, 11, 12, and on? how long can the banks hold off their shadow inventory?
