    You're in a great position if you have the opportunity to buy when you want to rather than when you need to.

    You make a good point, many sales occur when people need to buy or sell and if they could have waited, they may have been able to have gotten a better deal.

    Have the luxury of being able to move when you want to as opposed to when you need to is a good thing. Its also a great way to get the deal you are looking for.

    Lowballing requires patience and consistency.

    You need to keep trying until you find a seller who needs to sell. In finding these sellers you will undoubtedly come across sellers who will not respond to your low offers. The key is to keep going until you find that seller who is highly motivated.

    What are your thoughts?

    Lowballing requires patience and consistency. You've got to keep trying until you find a Seller who is highly motivated and that may take a few occasions of Sellers not responding to you lowball. Some Sellers may be insulted, but some may need to sell. You need to keep trying to until you find that Seller who needs to sell. The key is to do your homework and have a clean simple offer and keep at it.

  • @Mikestewartrealtor Hey Mike, I agree with your thoughts. Having cash in hand and consistently looking for bargains and hitting sellers with low offers has worked for my family in the past. It's also about timing. Most people buy homes when they need one. If you have cash and can wait out the sellers market without renting, I think one is in a very desirable position, which incidentally is the position I currently am in.

    People are now talking about prices dropping over 10% in Vancouver in the next year alone. Some believe it may be more than 20%. If one gives an offer around 20% below listing, would this be too insulting in the current market?
