  • His income numbers do not seem so far off on the apartment building. However, the days where you can buy an apartment building, rehab it and double the value and increase the monthly rental income by a factor of 1.75 or greater, have not existed in major cities in the U.S. for nearly a decade. I don't understand where he gets his numbers either.

  • @marxdhr I don't think there were ever any good old days. There market runups and down markets where deals are plentiful. But there are "always" deals with value plays, regardless of the state of the economy. Re the numbers, if you buy an apartment building that is 50% vacant, with rents that have not been raised in 5 years, then rehab the building and fill it to 90% occupied ... there's a significant increase in value. If you haven't come across this scenario yet, keep looking.

    you can buy 3 4 unit buildings faster and easyer then a 12 unit

    like 4 unit builidngs becasue usually 1 unit renting will cover the rent and expenses

  • These numbers are way too simplistic and misleading, I agree. And I don't know about other people who buy rental units, but I don't constantly try and refinance. Just if I need to pull money out of my equity to buy a new building, but that would be stupid for so much money. Much better to sell in a 1031 exchange.
