I would emphasize here that it is always best to seek advice reputation, and skilled professionals. Early detection of problems is by far the most desirable option. You can audit annually and experienced licensed professional to save some money on future repairs or replacement.

External Inspection

External visual inspection must be the first step to address the issue of replacement or repair. Damaged or missing shingles frequent culprit. They can be strong winds, as well as installing the wrong cause tiles to become homeless. In some areas (mainly in the southeast), probably filled with algae or fungi that herpes can damage the surface of the decking material. Faulty or improperly flashing installed around the chimney and window openings can be a source of potential problems. Check gutters for pellets and pieces of rotten wood can also indicate a problem. Note that the granules found free after the application of new roofing should not alarm you, it is natural that the old bishop, pointing to the need to be replaced. It may be the stability of the tiles is wrong as a result of the installation of felt or displacement of the roof. Although there are other things to look for when checking the appearance of your roof inspected the interior is likely to be the deciding factor when asked: "I need a new roof?"

Internal Affairs Inspectorate

It can be internal inspections play an important role in determining whether you go with a new roof. Decking or wear the jacket hanging from the beams (visible in some cases, during an investigation of state) is a sure sign that superficial repairs such as replacing some cards are not enough. If all the decks and beams were severely damaged, it is time to consider a new roof. Reconstruction of roofs (put a new roof over the existing one), and when there is severe damage to beams and / or plants lead to serious problems in the future, until the collapse of the roof in areas with strong snowfall.

Signs of stroke found in the attic indicate dark spots in the woods is another common problem, especially around the holes, chimneys and other openings in the ceiling. Points should be checked and found in the forest to determine if they are the result of past problems that were corrected or new ones that need repair. Soft spots or moisture suggest the current problems, while dry and solid, and probably the old problems that are repaired before. Patches of stagnant water, or ceilings, as a rule, evidence that is happening now, like holes or ventilation is inadequate, which can lead to intensification and can damage the water. These are just some of the problems that may occur. It is very important to contact a professional for some reason you think the roof needs replacement or repair.
