This Property is still under Quarantine...The yellow quarantine sticker is still in the front living room window--and has been since October 10, 2009.

The property looks neglected--affecting all of the surrounding property values, and looking like it's in the middle of a white ghetto-slum neighborhood.

Plans by the property owner for a large apt. complex on this 5 acre property which he says will house "Whites, Spanish, and Nigazs"--are still on hold.

Back in 2009 the News Headlines read..." Two women and a man were taken into custody In a School Zone: numerous methamphetamine components, a meth lab inside the A.C. Unit, and several Firearms Present. At least ten offenses--with possibly more to come were levied against the trio, in which two were convicted felons."

The sad outcome was that in January of 2010 --the man was given a two year sentence (even though he had been a fugitive for a 2008 meth related conviction)-- one of the women was given probation for 3 years; the other woman was not charged at all. None of these offenders were charged with violation of the Tennessee School Zone Act. http://law.justia.com/codes/tennessee/2010/title-39/chapter-17/part-4/39-17-432/

What happened between October 10, 2009 and January of 2010? Who is watching out for the welfare of elementary school students and the rest of the community?

While no specific research has been done to date on the impact of crime on property values in the Coker Creek TN community, the Chancery Court sale held on Saturday April 10, 2010 -- 1/2 mile from this meth lab bust--could send chills to anyone living in this small community.

Not surprisingly and nearly unanimously, case studies on crime statistics conclude that crime tends to depress property values, although estimated magnitudes of incidence vary from study to study. The implications of these magnitudes are of particular importance from a public policy perspective, in relation to the elasticity of property values with respect to crime.

Individuals contemplating buying property may be interested in this to get an idea of whether or not they are overpaying based on housing characteristics, school quality, and crime rates.

According to Tennessee law, a violation of § 39-17-417, or a conspiracy to violate the section, that occurs on the grounds or facilities of any school or within one thousand feet (1,000') of the real property that comprises a public or private elementary school, middle school, secondary school, preschool, child care agency, or public library, recreational center or park shall be punished one classification higher than is provided in § 39-17-417(b)-(i) for such violation. Tenn. Code Ann. § 39-17-432 (b)(1) (2008) --The Bryant case in Nashville shows what can happen see Calvin Bryant case.

Would you buy property in this vicinity or want to send your kids to school in this rural part of Monroe County?
