Specifically for those flat fee brokers out there, print off a few of their listings, they always look like crap. I also find myself using this analogy:
"If you needed to have a complex surgery done, would you want the best doctor or the cheapest?" (answer should be obvious) "So if we're talking about the biggest investment of your life, do you want the best help you can get or the cheapest?"
Especially in a tough market, you should win that one about 70% of the time.

steve, how do you combat the discounted realtor people? They are called "Help you sell" in my area and charge 1% to sell. I know they only do limited services but this fsbo said if he can't sell it himself he'll use them...

That certainly makes a huge difference. However try to ask a seller the difference between a general warrenty deed, a specialty deed, a quitclaim deed, and a bill of sale. 99% wont have a clue what that all means. Most FSBO homes that actually find a buyer never make it to closing because nobody has a clue what to do after they find that buyer. Most end up in a real estate office paying a commision anyway just to get all the legal parts taken care of and recorded.

Do you include as part of your contract the seller's consent that you'll be allowed to post the "sold" sign up on the property after closing the deal on the house?

Call me on sunday evening and I'll tell you the house is sold. You wanna know why. Because the key is to get your home listed on the MLS. You can now get your home listed for a low flat fee.
