"Houses always appreciate" is a lie. Just look at the market now. Land is the only thing that appreciates, especially after the riff raff move into a neighborhood. This type of thing has to be a contractors worst nightmare.

The equivalent size stick built house here would never have went up this fast and would have never been as economical to operate. Note to glenmann62, Did you go see your doctor yet?
