Welcome to Property Management Week!

I'm outside my very first investment property and it happens to be a student housing property. I purchased while attending University of New Brunswick, and loved it and haven't looked back. I'm going to take this week to show you what it takes to turn over a property from one set of tenants to another.

My property management tip for today, is for current landlords, thinking of selling their investment property.

TIP - Cultivate a great relationship with your tenants.... When trying to sell your investment property (basement apartment, multi-units, duplex etc) with tenants still living in it, you will greatly benefit with having a tenant who has enjoyed living in your property.

You would be amazed at how difficult it can be to get into a building or show a building that has an angry tenant. Many times you can' arrange the showing, or the place is a mess, or the tenant will be there and will bad mouth you as a landlord.

Take the time, effort, and if they are a long term tenant, money to make sure that tenant is your fan and not your enemy. You'll find out very quickly, what your tenants think of you, when you try and sell your investment.
