STELLA STEWART COMES CLEAN (and no, she is not naked)

Note to Youtube, under those bubbles is a fully clothed (ok, bikini) Stella. Stella has some news about her latest adventure in buying a house, and it is not good. Even though Stella was doing a standard sale, the investor she was buying from got it in a foreclosure auction. At first everything looked great, the place was re-done and everything was almost perfect. Everything except title. It seems that there is something called MERS, and it may not be legal for banks to use this for transferring title. Well, the person who lost it in foreclosure heard about that and got someone to file a lawsuit to get the house back (probably hoping to settle for some money, she couldn't afford it the first time). On top of that, this is a gated community with an HOA, and the HOA is broke because of all the foreclosure not paying their monthly fees. The final walk through found items that were suppose to be fixed and weren't. All of this made getting a title policy impossible, and the mortgage company won't fund until there is a valid title policy. Anyway, it's a big mess so Stella had to move out some of the things she brought over, cancel the landscaper, cancel the deck contractor, and start looking for something else. Stella is sharing this in hope that no one else gets caught in this type of mess.

You poor thing. I hope things get better for you soon. I have heard that the property market in America is in a terrible mess right now, but look on the brightside, you probably will make money in the long run as values are bound to go up eventually! Keep smiling, You have such a lovely smile!

We missed you Stella. Those home owner associations can be a real bitch, I had a similar situation a year ago. I ended up finding a better place for cheaper though, I'm sure it will work out for you too. Great to see you back, you're looking gorgeous as always. :)

The problem is usually that the banks dont pay the HOA when they have a foreclosure until it sells. This was even worse, part of the development went back to the bank before it was finished. It is a real mess. The banks say they are stuck with properties, but they sure dont help in getting them sold.

A clean title is IMPERATIVE when buying property, whether or not it already has a building on it.

HEY, Y'ALL: **Buy title insurance!** It is invaluable if you need it, not too costly if you don't need it, but UN-available after the purchase if you DO need it.

Sorry life has been tough on you the last few months, I understand what you mean about buying a foreclosed house, the problem is that there is so much legislation that it can take years to work out. Hope you're feeling better. P.S I wouldnt worry about not posting your videos, you've still got millions of fans out there.
