Flagstaff House for Sale - 'Rancho Oraibi'

I am trying to sell my beautiful house in Flagstaff to facilitate my move to Tucson where I'll be in graduate school (and sleeping on my buddy's couch).
The house is still fairly new (2003), got new paint this spring, as well as landscaping. The deck was also refinished last fall (in this climate it is an every 2-3 year endeavor - I used the '8 year' stuff, so maybe it won't need any work for 3 years.... the wonders of being at 7000' and having that much less atmosphere to block the sun). It's an amazing house, and there is no way I'd be selling it if I wasn't headed to this graduate program (not to mention the current market conditions).
