First, let me say that this is NOT a property staged by Real Estaging.

It is a staging story "written" by some other person attempting to stage a condo that was to be the MODEL within a multi unit development.

The property is described as new construction condo that has 2 Bedrooms, and 2 Baths. It is a "fine development" where each unit features: a well designed floor plan, 42" maple kitchen cabinets, stainless steel appliances, granite counter tops, hardwood floors, in unit laundry and much more... which is pretty typical stuff for a home as this. The final closing in the description ends with an encouraging "Show and Sell!" tag line.

Well it is going to be hard for that to happen if you take into consideration these 12 GLARING Staging OOPS.

OOPS # 1.) Due to the way the furniture has been arranged, the fireplace, which is a MAIN feature of the home, has been disregarded.

OOPS # 2.) The way the furntiture is arranges says that you will always need to pass right thru the middle of the living-room to get to get to the back portion of the home.

OOPS # 3.) WIth the placement of the main living area furniture the way it is, there is NO room for even the smallest of cocktail tables.

OOPS # 4.) Since this is a open living plan with most living taking place in the front area... where would the TV go? There is NO TV shown anywhere in the home.

OOPS # 5.) This newly constructed building has a total of 3 units to sell... staging as about creating NEUTRAL appeal. The rug covered with women's shoes is TOO feminine. Well, in fact, the entire feel of the staging is too feminine.

OOPS # 6.) A basic rule to staging is that each room should communicate a one-purpose one-use message... so is that a bar or a desk?

OOPS # 7.) Draperies NEED to take into account the type of window and the shape of window they cover.

OOPS # 8.) The drapes on the french doors in the living room block the handles and keep them from opening.

OOPS # 9.) Scale and proportion matter... the dining table is too big, wrong shaped. Therefore it can not be centered under the light fixture... if they tried to move it over it would make the pathway to the back home too narrow.

OOPS # 10.) The staging in the bathroom was more about just putting props in it and NOT about creating a focal point.

OOPS # 11.) The bedroom draperies are too long and look weird mounted WITHIN the window frame.

OOPS # 12.) While the color red CAN be used as a great accent color that guides a buyers eye around a space, the master bedroom has FAR too much red... so much so that it becomes a distraction.

For all these reasons... OOPS goes the Staging!

    The goal is to showcase the place's best features with creative use of colour, placement of furniture and accessories, drawing attention away from less-desirable details.
