You would need a different system to keep it that temperature. 22 degrees is in between medium and low temperature in the industry. Comfort cooling systems use in houses are considered high- temperature.
The coils should be around 30 degrees cooler so you would need a refrigerant that boils at a very low temperature since the vapor is what absorbs the heat. You would need a system that takes like R-404A.

Yes, you're right. In the illustration, it shows the return air @ 70F which is correct. But it also shows the evap temp @ 50F when it should be 40F. The outside condenser temp is normally 125F. So he does'nt explain superheat and subcooling temps.

Your video has to do with A/C System. Do you have any training? The word gas should be vapor.
Concerning pressure - High pressure causes boiling. Why are you stating low pressure? Water boils at 212F at 14.696 pressure and 29.92 mercury.
Decreasing pressure does not = boiling. The spray bottle cylinder cools because the liquid will begin to vaporize and absorb heat from the surrounding liquid. Temperature and pressure determine boiling point.
