Downtown Atlanta is bursting at the seams and ready to expand east.

The newest of Atlantas neighborhoods is on its way to becoming the vibrant emerging mixed use community.

An 8-block area, with its western edge just two blocks from Peachtree Street, it is bounded by Edgewood Avenue, Courtland Street, Andrew Young International Blvd. and the Downtown Connector.

The downtown skyline is so close you can almost reach out and touch it. Downtown East. It is a bridge - between central downtown and eastern communities, rich histories and the youthful energy of a confident future, revitalization and the promise of exciting new opportunities.

Downtown East is a natural outgrowth of Central Downtown and the jewel of Atlanta. The Integral Group announced plans to invest approximately $300 million in Downtown East and its surrounding areas, including the recently opened 160 unit, $50 million condominium project Renaissance Walk.

While The Integral Group has certainly taken a leadership position in this area, they are hardly alone.

Building upon strategic local anchors such as the Atlanta Life Financial Group, Citizens Trust Bank and the United Way, recent investments have already been made by Georgia State University with additional housing plans in the works.

A huge presence in the midst of this area, Georgia State University recently built the largest privately financed residence hall in America. GSU University Commons, a $168 million project is open and bustling, housing 2000 students. These educated young adults, with purchasing ability, are ready to spend their dollars on retail, entertainment, dining and with other merchants in the area. Downtown East is giving them just one more reason to stay, live and invest in the region post graduation.

These and other committed investments to develop this area, including a brand new $40 million hospital being built at Hughes Spalding by Childrens Healthcare of Atlanta and the proposed Peachtree streetcar, are meant to stimulate growth in the southeastern section of downtown Atlanta.

The ability to run a streetcar that links up with transportation going east/west and north/south will lead to an incredible increase in property values said A. J. Robinson, president of Central Atlanta Progress.

Lorenzo Wyche, owner of the sexy, soulful, edgy Harlem Bar loves the urban vibe and being on the cutting edge of Downtown East. I think its going to have a very NY, downtown Manhattan feel students walking around, baby boomers, young professionals.

Downtown East will attract more entrepreneurs like Wyche and give people another reason to leave the hellish commute from the burbs for the ease of Downtown Easts urban lifestyle. With easy access to top entertainment and sporting venues, scores of restaurants, attractions, culture, business, pleasure, historic sites, transportation, hub of non-profit, able to make a profit, Downtown East will soon have all of Atlanta buzzing.
