Look for duplexes that need work done, anything from new paint job to new floors is what you are looking for. Spend anywhere from 20-50 thousand dollars fixing it and you can then raise the rent on the tenants and have the option to sell it or hold on to it. Make sure there is no rent control in the area or your work will go to waste since you can raise the rent.
