The purpose of a property title search is to ensure that only the seller has legal right to sell the property, and that no liens or other encumbrances will prevent you from taking ownership of the land. You could avoid the time and expense by performing a search on your own, with help from government staff to make sure the search is thorough.

Go to the county clerk's office to get the subdivision number and lot number of the land parcel. Inform the office staff that you want to do a title search. They may have you fill out a title search application and even charge a fee for the record access. They will direct you to the microfiche or other files to perform the search. If you are unfamiliar with such files, feel free to ask them what to look for.
Go through the list of former owners on the deed, all the way back to the original survey. Make sure that each prior owner fully transferred ownership to the next owner. Check for liens, including mechanic's liens and tax liens. A lien is a right to take property if an obligation is not discharged. If a prior owner didn't pay a contractor, the contractor may have had a mechanic's lien placed on the property.
