See the scary thing about this movie is that none of the hero's or villains have any actual superpowers. They're either rich enough or crazy enough to try something this bold. Somebody could actually loose their mind and do what the joker is doing in real life

No serious actor is going to take the role. If they do, they will have to do an "impression" of Heath's Joker. Serious actors aren't too keen on doing that. They like to own a character.
The Joker will not see the big screen again unless it's a restart again of the Batman franchise. Which will happen, it will just be several years from now.
