Typical rot to OSB (oriented strand board) sheathing caused by faulty flashing installation. This damage occurred slowly over about six years. The leaking only happened under certain wind and heavy rain situations. It did not show up inside the house until just a few weeks ago, causing drywall damage and alerting the homeowner to the problem.
