I did it! I found out about a property for sale, and with no money, negotiated a lease escrow.
The sellers are willing to let me lease the property to other tenants while we do a 60 day escrow.
I am keeping their loan in place for lower initial payments for cash flow.
They do not need any initial cash, and are pleased not to have to pay the capital gains taxes. (They have sold 2 other properties this year.) When they asked questions I answered them in a calm manner and their confidence grew. They also dont have to pay the agent $32,000 commission. They also realize that the worst case scenario is they would still have a house.
