When you fall through the ground and run into the ranch building there is a gun laying on the ground in front of the stove it looked like a rifle

The town hall has a ton of supplies in the basement you should have went inside weapons in the mayors room too if you go through the back door in his office thats locked

You need to get anything you can even if you dont use them like those lead pipes and all the armor so you can sell them thats what i do in fallout 3 because i dont know a money glitch but i always have money and a lot of it. This is just some advice though

Does the armor have a helmet

I know you dont use melee weapons but in the wolf horn ranch house you missed the special weapon chopper on the stove
