So you created a video of your listing. That's the main thing. I have had so much success with this. Basically the idea is that it is not always easy to get buyers to see your listing, if the buyer-agent deems it not a good fit. Take for example a buyer-agent who has a buyer looking for property A, and lets say there are 30 such properties that meet the buyers criteria. OK, so the buyer-agent emails the 30 listings to the buyer, who rejects and selects listings based on what? The information, pictures, street etc. We all know that buyers sometimes reject listings based on something that just wasn't right, but if fact, if they had gone to actually see it, they would think otherwise - and maybe actually buy the property. Is the buyer-agent going to try to push any of the rejected listings? No. Simply, it's too much work and the perception is that the buyer does not want it. Wrong. What if one on the rejected listings or all of them for that matter has a video tour associated with it.
Lets look at a different scenario. The buyer receives 30 listings via email and one of the ones that would normally be rejected happens to have a video associated with it. Without a doubt, the video will be viewed for that listing long before any physical showing happens.
As a listing agent, you don't know who buyer-agents in your area have as clients, so you have to send your video link to EVERY agent. Two things happen. One, the vast majority of agents who received your video will watch it, or a portion of it. Two, they will then forward the video link to any client that the listing is a fit for. To the buyer, the agent looks like their doing their job - and the buyer may like the property and want to go see it in person.
The bottom line is that you are maximizing your listing exposure. There are certain things to keep in mind if you want to really be successful.

Your video should never contain your or your company's contact information. You are trying to sell your property through other agents. A buyer-agent is not going to push a video that promotes you. All you need to do is include the MLS number and price. Remember, you are enlisting a small army of local buyer-agents to push your sale.
We love YouTube, but using a site to sell real estate that has skateboarders and accident videos, just doesn't make sense. Use it like we are - promoting your brand.
