From my own experience, after I decided to be an investor, I would ask myself the investment strategy, is the property for rental generation or I just want to flip and sell off the property once completed. This is very crucial since it will determine the next step. For instance, if I decided that the property is for rental collection, I would first determine my target market, who is going to rent the property from me.

Dolf is a awesome investor but currently the property market is getting in worse shape in Australia due to the government first home buyers grant increase(many of my friends have now bought and one has a $700,000! loan).what a mess we are going to have with babyboomers now dumping over inflated negative yeild properties on the younger generation who will be tied to a property that cant keep up with inflation.Finally they stopped those property do-up programmes that were on t.v every night.

@clarkemetalstrust I don't think Robert is as bullish on real estate as this video suggests, i've read quotes of his from previous books. He always states you make your money when you buy, not sell. Looks like he wanted to ride the real estate thing. And i agree 100% that Australia has a property bubble and have posted a couple video blogs on why (which may be of some interest to you). It is 90% to do with credit expansion/money supply growth...grants etc are smaller factors.

This is bad advice. Property only ever goes up? What about the sub-prime property crash? Sure banks will be likely to lend to you but that is because the banks were wrong as well because they thought property only went up. Hence it didn't matter who you lend money to. Hence we had sub-prime loans and hence we had the collapse of Bear Stearns, etc. Now that property is a mess, Kiyosaki is started pitching precious metals. Once that crashes, what will be his next snake oil?

I don't think you've read Kiyosaki's books. Robert tried to help his biological father. Unfortunately, his father was very stuck in his ways and failed to listen to his son's advice. Don't we all know people like this?
