If the product is compelling enough, retail operations can thrive, even when they are very remotely located. Lesser businesses, and non-food retail businesses will never last long in any economy unless they are hot stuff.

Don't forget about all the calculated pre-tax losses that also drive the speculative markets down. Commercial real estate that is taxibly more profitable when it sits unoccupied. Rents remain at strangulation levels.

@macpduff Well, Julian pies are now available on line. I really think that on-line retail sales only made life difficult for retailers who should have been pushed out anyway. I don't blame on-line sales for retail failures, I blame all the big chains. Starbucks ruined the American "greasy-spoon". Not the Internet. It's illegal to advertise drugs to the public in most countries. Greed is never a good motive on line or not. A business' first priority is to be a service to the community.
