  • This guy is great. He gives us all the basic steps that are necessary to do a wholesale deal. Its up to you to put it into action now and actually get it done. What I did was..I contacted other wholesalers that already have experience. I told them I would split my profit with them if they helped me and thought me the ways. The actually showed me how its done in real life. Good luck people!!

  • Excellent info so many share info but rarely will they give a step by step rule to follow you guys are hard to come by.

    I think your idea of finding some people with signs up and then asking if I can assist them is excellent. I am going to try that. I have a current Seller willing to hold the mortgage and the place is currently rented front and back.

  • I use a seller presentation and go over "average costs of selling" backing out commissions/closing costs/concessions/repairs/time on the market, etc to start about 15% below market then leverage expensive contractor vs what I can actually get the work done for on rehabbing - can also throw in the "I am about speed and convenience so you can sell on what ever day works best for you and I'll deal with the hassles of fixing it up, but I don't work for free.

  • I present myself as an investor. I tell them I can close in less than a week - they don't care if someone else brings in the cash, they care that the house is sold and they get the cash promised on the date expected.

  • Usually response dwindles with the "buyers list" ability to find $ to buy your deals. I would always keep on top of funding sources for your buyers. When ever I've added a new buyer who wants to play but doesn't quite know how, you can line them up with financing sources and how to do the deal - spending a little extra time with them can result in not one but MANY deals.

    Different buyers have different criteria as well, if you old list isn't responsive, find ways to FIND the active buyers.

    Hmmmmph. I hear "Buyers' List" all over but from what I've seen, it looks like the buyers are on the MLS. This is sound advice for newbies. I did this exact thing when I started out. When it proved futile, I started selling through Realtors. Houses I find sell in 2 weeks or less.

  • There are buyers on the MLS, and if they are on the MLS BUYING, then they are also on the tax rolls. If you sell WHOLESALE deals via realtors, then you are giving away your profits. My wholesale deals sell in hours, typically to the first buyer who sees it.

    Whether you mean to or not, you sound very negative, very confrontational and if you come across that way to others, it is likely you'll have better results dealing with an agent as a buffer. Else learn to build relationships with buyers
