The long term trend is downward for a variety of reasons (oil prices going up, govt policy forcing wages and conditions down and making jobs less secure...etc...) and I think most people get that now. You'd have to be mad to buy an expensive handkerchief section in a far flung suburb and building an overpriced house on it.
